From my office I can collect statistics about your home - square footage, number of rooms, etc. These are useful facts but they tell me nothing about you, your motivations or your individual home. To learn these we need to meet. We will begin with a confidentiality agreement giving you the peace of mind that your information will never be shared with another client, regardless of whether you hire me. Then I will listen: to your goals, time pressures, family needs, job demands and financial realities. I will examine your home with an eye to improving return, reducing days on market and limiting future liability.

From our conversations and having examined your house, I will make my recommendations. We need to decide on aesthetic improvements, pre-inspections, marketing strategy and pricing. Time pressures and finances will be considered as well.

Next we will discuss Agency. The Designated Agent is the strongest advocate available to you but market conditions may make traditional Seller's Agency desirable. After all, an aggressive negotiator is worthless without a buyer.

As your Designated Agent I will market your house aggressively with the expectation that buyers will be represented by their own agents. The Buyer's Agent and I will engage in a friendly but adversarial relationship, each responsible for his/her own client's interests.

When you are ready to begin marketing your house, we will start with a bang by posting your property to at least five national websites directing them to your virtual home tour.  We will hold an open house so I can cooperate with the neighbors, encouraging them to help provide your buyer. Each week you will receive a progress report letting you know the number of showings, agent comments and any new recommendations.

If the market for your home is weaker you may choose a Limited Sellers Agent. Armed with permission to bring the buyer I will do all the usual marketing activities and hit the pavement. I will speak to neighbors, seek to convert renters and search for first time buyers. In this case I could become a Dual Agent - only information material to the sale will be shared - the credit worthiness of the buyer, the condition of the property. Each party is equally entitled to my skills as a negotiator and advisor. The goal is to sell your house and allow you to continue with your life.

After we have found a buyer we will pursue a two pronged approach. Aggressively marketing the property may give us the security of a back-up contract and increase our leverage with the current buyer. My staff and I will communicate daily with the co-broker, lender and title agent ensuring that all deadlines are met. We will be available to you twelve hours a day for updates and to address your concerns.
